I used to use conventional new construction financing but later switched to private money lenders - a lot less aggravation. 

If you can do a light rehab and clear 30k versus a gut taking a month longer for 40k then you are not getting much more upside for the increased aggravation and time.

We screen hard to end up with good tenants, which minimizes later aggravation. 

I get aggravated reading success stories on here where the person says they have 75 units...and three questions later you squeeze it out of them that they own 75 units with partners...well then you don't own 75 units pal, you own a share of those units.

Not the worst form.Lose enough sleep now and you'll have a much higher chance of ending up in adult diapers because you'll forget how to control your bowels and bladder.

I can find plenty of ways to get aggravated outside of tenants 😀

It was aggravating to see how little the homeowner would budge, but I don't want to lose a good deal over a few hundred dollars.

The exception we have to this is if it's a house with paneling, because paneling is a lot more aggravating to fill depending on the size; the spackle doesn't grip it as well as it does regular sheetrock. for those houses, we provide a starter pack of Command strips and note in the house info sheet that those are what are to be used for hanging.

Most times I engaged a PM company my returns were below forecasts, my problems were more severe and handled in a less timely manner, and my aggravation level was high.Most times I engaged an individual as a property manager, my returns were at or above forecasted levels, with only minor issues, and a lot less hassle.I’m sure there are many exceptions and many quality PM companies out there, I have just not experienced them
