I'm curious if anyone has feedback on how accurate the short term rental calculator is? Does the annual income estimate for short term rentals normally come in a bit higher or lower?

I try to make precise estimates without any fluff, then I have a "confidence" column where I assign a value for how confident I have in the accuracy of my estimate.

The first and probably biggest hurdle to making BRRRR a viable strategy is being able to estimate ARV with a reasonable level of accuracy.  

To a really high level of accuracy to boot. 

Zillow puts the "A" in accuracy. 

- Any experience with AirDNA and its accuracy/usefulness?

Propstream I believe gives an estimated loan balance but would not trust the accuracy

Estimated monthly utilities are currently at $1,750, but I recommend verifying this with the utility provider to ensure accuracy.

This raises concerns regarding the accuracy of the land value appraisal in 2020.Given these circumstances, I am uncertain whether it is still appropriate to use the 2020 appraisal numbers as the depreciable basis.
