I try to have a plan A, B, and C in place with tight acceptance and contingency periods. 

The day my property closed I made 3 offers with obviously strong down payments (from my exchange.) 2 countered and one accepted, so I went with the accepted offer.

If she doesn't have enough income, she can use DSCR loans and accept lower cashflow.

While I'm not going to be one to praise NWA for their ethics by any means, it really is on the buyer to due their due diligence or don't buy the deal.

I have tons of real estate clients who have crazy cash flowing rentals that are killing it because they accept section 8 as well.

Just accepted.
