I suggested they obtain a buyer's broker, as the commission will be the same - maybe the broker could get the price down without irritating the seller too much :)On the other hand, the mortgage payment will be far below asking prices for commercial spaces on this strip, which has a huge number of visitors (as I said, resort area).

I've never heard of your town, so I looked up the City of Ojai's website for visitors.

I have had some people tell me that I am not calling visitors to action or selling hard enough on my website, but I have had a lot of people contact me because of the site.

I am sure putting those exact discqualifies would visitor far housing. at the same time our houses disqualifies people exactly in the manner you are discussing because of normal numbers. 

This area has done a nice job to keep the rocks as the main focus and as a visitor you almost forgot there is a city here.

Eventually we would probably keep the smaller unit for us when we go to visit or possibly even move.I am finding that there are some that are legal and some that are not so legal dwellings.Is there anyone out there with experience on Hawaii or Kauai renting these types of units?

Not just for our visitors and foreign investors, but also for all of us who grew up in this marvelous city and still call it home! 

Next few months, we have holiday visitors, fall graduation, etc.  

Other influencing factors are the number of unique visitors you have to your site.

All my neighbors for that property are on homes along the river with yachts and sailboats so my main concern is noise disturbances and questionable friends and visitors.
