Let them know that they are not the procuring cause for the acquisition property and that they have conducted no real estate activities in regards to that particular property.

The agent does not qualify evaluate the potential tenant they just procure them.

Great point, Chris...There is no rule that says the buyer and the seller can't be represented by different companies, and that the buyer can't procure his own title search/insurance from his company while the seller is represented by his own attorney...

That is now my minimum expectation as I look to procure other properties.

In real estate we have what is called procuring cause.

The agent is probably procuring cause (owed the agreed commission) because he brought the buyer to you.

Any property damage, injuries to a contractor’s employees or negligence in their workmanship is covered under policies that the contractor procures for himself, such as General Liability and Workman’s Comp.

I would think this falls under procuring cause?
