I've honed down to select areas with 1 Year CES Job Change Percentage >2%...  1.

I notice that a lot of people use a percentage of GOI to estimate that.

I invest using BRRRR and what I've seen lately as the biggest obstacle to that strategy, has been the initial hard money lenders, with the recent market changes this past year are doing lower ARV percentages ...example going from 80% ARV down to 65-70% ARV to mediate their risk, requiring more out of pocket initial money's.

The other problem is that there's a certain percentage of any population that cannot be helped, any way shape or form.

This has happened multiple times in my experience.Anyone "can" do unpermitted renovations, but it's an idiotic strategy for anyone who wants to make the most on their house later no matter the percentage chance you get caught or not.
