They can quickly do some mental math to see if they are comfortable "losing" 15% of their usual revenue.

Unfortunately most investors believe their excel spreadsheet will provide all the answers but I recommend combining your pro-forma with a greater emphasis on physical interaction with the properties and more importantly neighborhoods where you decide to invest.

If you're planning on purchasing out of state in a high yield market, just be prepared to lose money on the 1st purchase.

Title was run title attorney I have closed with many times we substitute my LLC in and we funded it the SAME DAY so the guy did not lose the deal. the trick is with folks doing this actually knowing what a deal is.

Make sure to move fast as well because on these projects time is of the essence because the longer you hold the property the more money you lose every month.
