I know this isn't auto-pay, but was an internal system that caused most of the roughly 5,000 tenants to pay their bills each month without much manual work (other than printing and stuffing envelopes).

After taking a deep internal dive, I now understand my purpose as an agent. 

When I tole the man who called us that I needed more time to think about it, the caller said he could give me "references", but the they were internal people, like one of the owners and the "manager" of the project!

I am expecting to see at least 5 of these criminal cases before the market heats up again.

Approval is based on the company applicant; the individual occupants are simply screened for criminal and I want to make sure I have their contact information for any issues regarding the rental.I hope that helps! 

In the next 3-5 years I plan to convert to BTR, get them insured both on internal systems and rent, and then spend maybe 2 hours/month to manage my PMs.

In my experience, relying solely on pictures can be outright misleading, they do not provide insights into the internal structures or the condition of the roof, plumbing, and wiring to say the least.
