So essentially, our own proforma.For capex: we put eyes on the property, assess condition and add budget to interiors in order to get it to where we will get the rents we forecasted in our proforma above.

Will have exterior and interior pictures soon, but if you look on Zillow or other sites and find pictures they are before we made the improvements mentioned.Homes of similar size and finishes have recently sold for a little more than we are asking but currently we are selling by owner.

The front house needs big ticket items done - there aren’t even any interior walls (roof, windows, a little foundational work, update electrical, carpets) but is in “good” condition otherwise.

The other thing that is helpful is a list of cap ex improvements in the last 5 years, age of roof, Hvac, plumbing, electric, last interior updates, who's managing it, any city hazards/issues

Here is some preliminary information I received (I don't think anyone would mind me sharing this):  "Our current RF meter prices (only offered to our submetering service partners) are $65 for interior application and $95 for exterior applications.

I believe LandlordLocks are UltraMax cores ... keyway is compatible with Kwickset (and some Weiser locks), but is not compatible with Schlage, Yale or {obviously} Abloy.Though LandlordLocks is not presently a cost effective option for us here in Canada, I like them for apartment complexes with interior corridors - the bigger the building, the more they can reduce costs and ease turnover.

If by tons of storage you mean shed type storage, not basement/interior storage but suitable for lawn equipment, outdoor recreation stuff you could be okay for storage.
