Take everything i said with a grain of salt... other than buying my home and just buying my first investment property (but putting over 40 under analysis before putting offers in on 4 and winning 1) so, I may be missing something but I trust the numbers so I will see how I do compared to my estimates late next year.

I currently live in Provo, UT, but have spent the majority of my life in Brigham City, UT, which is about 50 miles north of Salt Lake City.Over the past 5 years or so, Brigham City and the surrounding towns (mainly Perry and Willard) have seen a huge increase in the number of homes.

I've typically used a combination of my property manager's advice (of course I fired them eventually so take that with a grain of salt), MLS rental listings, and scoured the listings of Craig's List to see what is being asked for other properties in the area.

My impression was the latter was pretty instrumental in planning, while the QA's can certainly help you identify areas needing improvement, as long as you take them with a grain of salt.
