Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

I am planning to self manage as well and since there aren't many managers in my area I will likely employ a similar strategy once I decide to outsource the management.

As for income verification, I require the applicants two most recent paystubs and if self employed I need their most recent tax return.

My former journalist self enjoys digging into Colorado laws and counseling my clients on where they can do short-term rentals and under what circumstances.

At the point I made that decision, I didn't even know about self-directed IRAs, I just knew in general IRAs had a bit more flexibility.

Many Texas cities are incentivizing developers to build affordable housing units, but challenges remain around keeping these homes accessible long-term.

I don't have personal experience with it, but when the app was first developed, I contacted the developer and put the app through a fairly robust test usage to see if it's something I would want to recommend to my clients (I'm a CPA).I think the app is great for its intended purpose and I do recommend it to my clients now (and have for about 18 months now). 

To develop the property, you would need to demolish the existing structure.  

Based on the development expected over the next decade, I believe it's a great area to invest in.
