Out here, the market is DOMINATED by these express, self-service car washes, they have maybe 2 or 3 people working, very cheap. 

Ironically it's much more difficult to buy a quality asset than a cheap duplex, as you are competing with other experienced investors and it may take more time.

Again, a very obvious thing for anyone who understands finance/real estate.If anyone states that someone should buy cheap real estate, they do not understand how fixed costs impact total return due to limitations in top-line revenue.
