Obviously, if they have a credit score above 800 and a clean background check, I would tend to trust them more.On the other hand, if you have a property management company, meeting the tenants in person means they have your contact information and may call or text you before contacting the property management company.All best, Phillip

I live in MN and fully trusted my original realtor when he said it was a great area and I bought right after the hurricane so every corner had garbage and debris waiting for city pick up, now a year removed, it's much clearer that my neighbors are not interested in cleaning up their properties as other areas are now.

When I do my own units, should I charge a really low price to my own property to make it self sufficient as it would then cover its own expenses, or should I charge the regular full price for cleaning and pay myself the entire cost for cleaning to boost my income?

Get rid of them as quickly as you can or you will face bigger problems down the road.The deposit is for cleaning and damages after the lease is over.
