So Cal seems to be a little more immune to market corrections, but since townhouses are usually the first to depreciate before SFRs in a down cycle (from what I hear) I don't want to get caught without a chair when the music stops so to speak, especially if I don't see that this place would be a cash flowing property if I had to hold onto it.

That would put undesirables on notice not to rent from you, and reassure the desirables that it is safe for families.Price your STR as a "suite" with a bedroom and a sofa bed in the family room for the kids, and a small dining table with chairs.

I go back and forth on pursuing a career in real estate or just a higher paying position (I would slave away if I was able to work in an air conditioned office and sit on a nice chair :) ) My initial plan has been to pay off my student loans which would take ~1.5-2 years, wait for my GF to move to the USA (3 years from now) and then move into a Multifamily with an FHA loan and rent the other units.
