I also had to sue a fellow licensed contractor (general builder) who hired us to do a full repaint of a house and then try to not pay us for a beautifully done job (also the builder had stiffed the plumber and an electrical company, their checks had bounced).So all in all, I’ve seen good and bad customers and contractors, and honest and dishonest customers and contractors.

From your perspective maybe you couldn't sleep at night without knowing you didn't tell them every detail of the deal, but I don't think it would make you dishonest for not telling them.

Fear mongering never helps anyone.For sure, you need to do your due diligence because there are developers that are dishonest and might flee with your money and others who could mismanage their project and run out of money before they ever get to complete their project.
