Builders got CREAMED.

Hi Alex,  There is a builder in the Kissimmee/Davenport area that builds for investors specifically.

You can certainly find a a builder grade vanity for cheaper than $500 at Home Depot, but you can also spend $2k+ on vanity if you are buying a ultra luxury/custom vanity.Our $500 "allowance" for the vanity is meant to be a starting point of what we think is reasonable for an average grade vanity on a typical mid-grade house flip. 

There is a play in bigger cities though in Infill to sell to builders much bigger dollars and competition.. 

If you go the new home route, check the rules on resale and if there is a right for the builder to purchase it from you or a minimum time before you can sell it.

Due to the price different between Toronto and SSM, retail buyers are seeing the pricing and they are 'great' deals to them, even though they have climbed this past yearObservation 3:  With material prices up, you would expect new builds to slow down, however in my conversations with GC's and builders they are slammed trying to keep up with the build demand.I would agree with Tyler that there are definitly portions of the city that I would not invest in. 

And builders are slowly catching up with some new devs in these areas. 

New 2 bed 2 bath 1 car -duplex -$1550 hard but possible. the builder that i purchased from has another similar one coming up  

I would love to find a software to help automate the following tasks, there are lots of options, most at $40/month, would prefer cheaper but will probably pay this for the best software that can best handle:- creating a direct booking website from my Airbnb listing, I know some websites have an auto-builder which would be preferred- handling automated messaging- handling calendar and payments, including add-ons- sending agreements and collecting and returning depositsI am overwhelmed with the options and suffering analysis paralysis.
