The money at the end, even with 5%-9% Cash on Cash ROI, is spectacular from my perspective.Getting that ball rolling is the key...So Property 1 (here is where I ask my questions)...Buy a Foreclosed or Dramatically Reduced (Not in this market) PropertyIf we can pay cash at this point, we should, I get that bit, but CAN this be financed through a bank?

Probably not that much.Neither you nor I have a crystal ball to see where the economy is headed and what will cause the next downturn, but I'd be willing to bet that when it does happen, the self reinforcing cycle of job lose you mentioned will happen, because the financial market is made up of humans who make sub optimal decisions with incomplete information.

Many investors start the ball rolling with title once there is ink on the original contract ... and then if/when they find an end buyer they send the assignment to the title company.
