As @Ian Ippolito stated this asset class does scale incredibly well with a good business model. 

Having said that, this isn’t a good place for our investment strategy so we invest in Arizona, Texas, Georgia and Florida and a few other select markets.If you are going to spend a lot of time here you can at least visit your assets and stay on top of the major issues, but as Ian alluded to it’ll be challenging to get up to speed on the local markets quickly.

They don't see asian fellows often so they ask me where I am going.. so I tell them Biloxi MS and have they been there before?

I feel safe there and so does my female PM. 

I found out when had 1 male & 1 female, it was impossible to get 3rd female- so this last year+ I’ve done female only.

Females each need a full bathroom it seems lol get em a big screen set on the lifetime channel and a bucket of ice cream and they are happy
