I've got clients who bought a new construction home outside Florissant, 45 minutes into the mountains west of Colorado Springs.

However I have used a rule of thumb of 20 btu per square foot for air conditioning in a decently insulated house with good windows, and 45 btu per square foot for heat.

It’s nice to see 4-5 guys fly in at 6am and walk in to a finished house with dry paint by 3-4pm.

This home has been on the market for 45 days. 

For every 4-5 properties I buy, I put 25-33% of the debt I accrue against a note before stepping into the next property.

The fear of that 45 days is much more psychological than it is real.  45 days from the closing of the sale is actually more like 3 months from going into contract for the sale to find your next property. 

Typically we see the better rent:price ratios/cash flowing properties a bit outside of the city maybe within 45 minutes or so of downtown, or in the C class neighborhoods closer to the city that are a bit more management intensive.You might be able to get a close to turnkey duplex for ballpark 80-130k if looking in the area I mentioned above.

In our area, you have to be within 45 miles of the property or have a property manager that is.

I've got other loans that I would get 4-5% CoC returns so I wouldn't care to pay them down.
