For example, Pittsburg during its Steel industry boom era and Detroit from it's peak auto industry era, properties would have grown value YoY mostly.

I sold a business and took that money and bought houses back around 2011 and a few years ago 1031'd those into small multi unit properties with big value add that we have completed and out portfolio value has grown significantly.

Including smaller brokerages that I personally have grown to new heights!

I also noticed the grass had grown over the sidewalks so you could not see them, and in some areas was creeping got on to the roads the same way .

Eric,Pueblo has a lot to offer - Arkansas River Walk, Pueblo Reservoir, Arts Center, Family owned restaurants, Arkansas River activities, close to mountains, Colorado State University -Pueblo Campus, Pueblo Community College, home grown produce - known for peppers, and pumpkins, less traffic, driving distance to Colorado Springs and Denver.
