So a gift certificate to Toys R Us would be good for a tenant with a child, but a gift card for Wal-Mart would be bad even though they sell toys and often for cheaper prices - the Wal-Mart card has a general rather than specific focus which weakens hedonic associations and simply is not pleasurable or fun.

I'd base that decision on the general rule that an unattached MH will depreciate over time, weakening your position later if your lease option buyer didn't exercise the option to purchase (ie you get back a trashed MH that's worth less than when you originally leased it).

If the roof decking is soft and the "framing" is weakened then this is an old problem probably from an improperly installed roof.

Appraisers have the magnifying glass on their work constantly, so using non-similar comps (non-duplexes) or out of area comps are going to weaken the appraisal worthiness (as least from a lender's point of view)Also, since this is a duplex, and he is only appraising one side, he is probably not comfortable using SFRs in the immediate area.
