Watching said plan unfold is just incredible.How did you find this deal and how did you negotiate it?

I have friends who bought in Texas, Chicago, Minnesota and Tennessee so I've been watching those markets. 

I do not wish to waste my time watching videos,searching the internet for how tos and what I should be doing.

Watch the old classic "Pacific Heights" and you will never want to be a LTR landlord, at least in California lol. 

Once you master it, its an awesome tool.Like the other members say, you can easily find it online, however, i strongly recommend you watch the videos (that come with the calculator when you buy it for a lil over $100) so you can learn how to use it properly.

Basically/Hopefully that is watching rents hit your bank, and occasionally calling a repair service as needed. 

Survive for a decade and watch your net worth grow tremendously.

The watch out is if you lose your job or quit you will need to pay the money back in 30-60 days so I always make sure I have cash reserves to cover this if needed. 

I did the below research a couple/few years ago (so info is slightly old) but never ended up doing one but for those who watch my posts, I have indicated it is high on my list for Q4.  

You have to watch out for properties that hit 1% or higher, but have cap ex and tenant issues.
