LOL  If there's going to be problems down the road, their advice or forethought as to the planning/building of the structure, at least the flooring/layering on top of the existing structure, is going to be sooooo vital. 

Definitely, correct tax preparation is vital, and there could be a huge difference in your bottom line if your CPA is not a real estate expert and does not do it right.

They are not the posters who have a lot to say about subject to, wraps and other creative techniques but are clearly missing vital information. 

When doing BRRRRs OOS, having the right team in place is vital.

Assessing both macro and microeconomics is vital.

I do agree that having a clear timeline and budget is vital and am actively doing my due diligence with researching that subject.

You upgrading the property, thus increasing the value which in turn could push out the current tenants, contributes to the vitality of that free market, a market that gives the tenants alternative options. 

Jerryll Summary: In the end, it's been cool seeing Jerryll grow from very beginner in real estate and online marketing, to a real expert in many facets of online marketing... and one I've found opportunities to learn from as well. 

For a long term real estate investor, or one who hopes to be in it long term, a great lender relationship may be VITAL to your survival during hard times and your ability to take advantage of wealth building opportunities during good times.
