Or a "pure option" = absent the lease (aka: a "straight option") so gaining "controlling interest" as an "option to purchase," that is then "reassignable," so also the most versatile option.

The VA loan program is probably the financial swiss army knife of lending as its extremely versatile, - there are no title seasoning rules like conventional(6mos) or fha (12 mos) for cash out, - you can go up to 100% LTV on cash out while most other programs are 80-85% (conv/fha), - you can refi later on VA to VA with out documenting income or assets (VA streamline refi called a VA IRRRL (interest rate reduction refinance loan)- income guidelines are much looser than FHA and conventional, i've seen Debt to income get approved on VA up to 72%.
