Caring about the quality of the housing you offer and the way you treat tenants, does more for tenancy success than caring about their source of income (assuming it is legal and verifiable, which S8 is). 

Verify that the addresses given by the tenant on the application match the addresses on the credit report.

We work on the principle trust, but verify.

Always perform thorough market research and verify the numbers on any property you consider.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
