I had my handyman put a quote together to replace the existing carpet due to the cat urine and it came out to $1900 for him to do it.  

The tenant agreed to leave the day for the court date, remove his belonging and give me the keys if I didn't go to court and get a judgement.I cleaned the place out, have spent 3 solid days getting the dog urine smell out of 2 rooms. 

Probably the biggest concern for me is chewing or significant urine damage requiring changing out the entire carpet.

Do any of you who may have more experience have advice or recommendations on how I can overcome this huge starting hurtle?

I've had many different scenarios played out, worst being getting a writ of possession from the Sheriff and them showing up in bullet proof jackets, drilling out the lock on the door only to get inside to have dog feces/urine 1" thick throughout the entire home! 

will not abate the smell of stale urine which will have seeped into your flooring. and last long after the tenant has left.You have held yourself out as a pet friendly landlord and your tenant is trying to do you a solid.This is your asset that is about to become damaged.

As real estate agents and professionals, what is the biggest hurtle or problem you have with conventional lenders? 

- damages - to roof from Antenna, Ruined lawn by pet urine and bug patched walls that need to be repainted.2 questions - did anyone had experience of small claims court in Washington, by law do I need to refund everything if I am late beyond 21 days. ( everything was deducted from receipts)Does the judgment against me go on Credit history?
