Should we pursue a "cheap" rental in order to build rental history in the hopes of securing DSCR loans down the road? 

Building a separate one isnt cheap , I have run the numbers , with permits , nd the other county BS its close to $200K for an 800 sq ft building .

Definitely don't sell it and buy cheap Class C in Texas or other state for "cash flow on paper" - I learned a painful lesson with those types of properties. 

I'm finishing up an ADU garage conversion in Downtown Sac and plan to do medium term rental for travel nurses.

But if you plan to travel back and forth, just make sure you that the people you have working on your property are highly reputable and trustworthy.

Just because its cheap doesn't mean its going to be a great deal because numbers may look good.
