I am currently in the process of identifying land for a purpose-built residential assisted living and memory care facility in Houston, TX.

It's a fabulous small town in Southern MN just off Interstate 90. 

Denton County offers opportunities in suburban and college town markets, while Grayson County provides affordable entry points with cash-flow potential.

Charming, smaller coastal towns with a slower pace of life, natural amenities, seclusion and semi-self sustainability are high on the wish list of many high level clients and investors.

I personally think it really depends on how much value will it add to the property and if the town will allow it.
