New paint, maybe new tile floor, matching accessories: towel bar, tp holder, toothbrush glass, flower vase or basket, and soap dish.Then bright colored rug, coordinated shower curtain, towels, soap and silk flowers.Tie the towels back with rafia twine, place a flower in twine.

Once the mixture is mostly dry, use a squirt bottle with bleach to moisten the baking soda and a tooth brush or scrubbing brush to scrub the grout line.  

With a pop up, the tenants will always find a way to drop toothbrushes, toothpaste caps, and hair.

One think we do on an inspection where we suspect there may be extra people is to do a toothbrush check.  

Funny someone posted about "dealing with broken toilets" - in 9 years of doing this, that maybe happened once because a tenant tried to flush a toothbrush.

I ended up going with one of their lines (called Nurture) that looks fairly high end but is pretty affordable- a full set of 2 soaps (one for the sink and one for the shower), shampoo, conditioner, and lotion, runs around $1.30 per bathroom, plus I supply toothbrush, toothpaste, shaving cream and razors, (also from Accent, average 40 cents each) but these rarely get used.

What if a realtor had a toothbrush mustache or a face tattoo?

I definitely agree with the paper trail idea - your occupancy will be proven by things like bills being sent there (God forbid it really came to something serious), rather than if your toothbrush was used that morning in the bathroom, you know?
