Most people likely don't realize that it's a vinyl product...the technology has come a long way.Regarding color, you can find the modern grey mixed with a little brown and have something both modern and timeless.  

If you go more higher end, your cash flow will be lower but the tenants take better care of the properties and tend to be able to pay rent consistently and on time - less headache.But pick a market and spend 6 months visiting it, meeting people and looking at deals.

How the laws pan out over time creates all kinds of weird distortions, much higher rents for the remaining units available (and higher fair market rent increases over time), portion of slummy buildings over time, less availability for new people coming into town and locals' household formation, etc..

I would never use any peel and stick floor tile but only a ceramic tile of which will be timeless.
