If so, you are in very dangerous territory and should definitely STOP all your dealings with this transaction until you consult an attorney and the CA foreclosure consultant laws which specifically prohibits taking advantage of homeowners in foreclosure (in default) against predatory investors. 

This county seems more like a fix and flip territory.

@Brynn Walden 30+ in active real estate is quite the accomplishment and I’m sure it feels like familiar territory.

I'm also unsure who to ask this question, is that attorney territory or MLO?  

Realtors may view wholesalers as direct competitors who are encroaching on their territory and potentially taking away potential clients.
