I will not know that until I climb under the house and into the attic etc... for inspectionThe area is close to things and is not in a indicated crime location and has a very nice open lot area on the corner with it but again assuming the tenants stay and lease I am looking at that as a smaller issue..Thanks for bringing up the concerns but I have tried to do my due diligence but do not really know is the analyzing aspect has missed something major.

@Rene Hosman Generally, Reasons for Land Swaps are to: - Resolving zoning conflicts - Acquiring strategically important properties - Consolidating land holdings - Avoiding costly legal battles - Achieving public policy goalsWhen I was a Planning Commissioner projects would discuss land swaps for larger development projects to make sure the community impact was greater (typically gaining conservation land for us) than just allowing a rezone to be approved without public benefit.

As I am new to this and looking for cashflow using rentals, one key aspect of this investment is to ensure that the unit rents out quickly and while I do understand that cash flow to begin with might not be attractive, it can be a good investment in the long run if the location is right(as appreciation also kicks in).

Is this something you use outsourced resources, or are there others on staff that do handle this aspect of things? 

I 100% agree with the intent aspect and that is an important premise, but the fact is in this particular situation intent for it to be personal use has been confirmed (by way of a public post).

Plus I recently got a brand new calculator, wanted to see what out of state investors though the most important aspects of deciding between to similar rates cap rates in 2 varied size apartment.

It is not uncommon to get 100% of your costs back on a refi, if used strategically. 

For someone in your position, starting small but strategic might be the best move.
