Good advice by @Eric GerakosAssuming for a second it’s worth doing, remind him his broker price of 500 will be lessened by the 40k commission, and the bank will be making the money off the loan, not him.So try for 460-480 with as low a down payment as he can stomach and offer to split that payment into upfront and 3-6 months later.

I would be 1031'ing for sure bc there's no way I'd be able to stomach losing all of that $ to capital gains.

So, there's a real world example; Now you can consider Detroit or Class C/D investing, but do you have the stomach for it based on the returns? 

I decided, even though Sherrils Ford may have potential upside because it's not as populated, I don't have the stomach to wait that long.

It makes me sick to my stomach the thought of settling but I also know that its a gamble to go forward with litigation.

So you don't have to buy a $40k property...in fact, that be a terrible way to start (I'm not saying it's a bad idea overall, but it might be a bad way to start if you don't have the stomach/experience).  

All stomach issues disappeared overnight.

If you can stomach short term lower cash flow and HODL, you'll be very happy.
