Summer is dry here and fires are a real concern so I say nope.We have a $500 security deposit and it is clear that I will keep it if you smoke anywhere on the property.

The issue stems from the tenant having to guess/figure out what breed their dog is if the dog is mixed.

Because the entity you could go after, who has little capital to go after, sure you could put them out of business, and wouldn't ya know it 24hrs later that property is now under a new same/similar enhanced NNN lease arrangement to a new separate operational party who took over for the now bankrupt entity.And what attorney is going to burn through thousands of hours, trying to go after "dry wells"? 

My only experience is with non-payment of rent, and to me that's very cut and dry.

As you can imagine capital starts drying up quickly "trapping" 20% into each unit.

All the remediation company does is stop the leak/repair the plumbing, remove any wet materials, dry everything out with big fans and then replace whatever needed to be removed.

Trust is my weakness with Lenders and Agents because in every Podcast I listen to about what went wrong in a deal, it stems from not having coordinated the right team.

I relocated the tenants to an Airbnb for $1k while it dried out and the plumbing was replaced.

We got lucky last 3-4 years renting it out .But it’s been dry for a few months now .. the attractive thing about STR for this property is we can go back there and stay in it .
