I have a unique deal that the property owner is just wanting the builder to build him a home for "free" and he will sign over the land.

Also perhaps the homes built in the last 10 years have sprinkler systems and even drip systems near the foundation to keep the soil moist.Look for signs when you are viewing homes....especially in the hot areas.When we evaluate homes, especially with buyers we're looking at the BIG 5 as best we can. 

Anecdotally, I've already got $5k in equity before signing the papers based on a comparable property's current list price.

Start with a contractor that has a lot of 5 star reviews.You can join some facebook groups and network with investors in your area.

AFter the GFC we had to provide a big book on all our new builds that had all the signed lien releases in them after about 30 or 40 homes we built title company was finally OK giving us early issue without back up.We dont see that as much with fix and flips.. 

He did bandit signs 2. he had connections with banks that owned properties under foreclosure - he mentioned that he would send them his real estate book in order to gain credibility and instead of auctioning they could send the properties to him. 3.

I would be very careful with a lot of course or guru in general right especially a price tag like that what I would always recommend reading the contract and see who is the person more in favor and if its not you then dont sign up very rare to see someone actually benefit from a course.

I have heard so many people getting charged the "fees" for signing up for a free CD.
