If you study the economics of this industry, you'll see that it's very much like a sports team.  1% makes most of the money, then a small 2nd tier of agents do some transactions and a majority of the rest do nothing. 

So if your big into water sports, living in the desert could have all the profit in the world but it's going to be miserable hell and odd's are after some months the profits wont matter.

The big boys play this as a team sport, so think about what you need to know, who you can get it from and then go find that person.

Sports stars earn $10 million in five years, then wind up on skid row. 

I also work a full time W2 and have 3 kids in sports, so time is not always my friend.

And just like the athletes a ton of it depends on where they were raised and did they just get ushered through collage because they were great at sports..
