I have filed for eviction on one tenant that I have placed in my career, and I was able to negotiate him out long before the court date. 99% of the time, eviction should not be a driver for whether you invest. 

The least states:"Tenant shall pay a "late charge" not in excess of five (5%) percent of the amount in arrears for each month the arrears remain unpaid if any Rent is paid more than ten (10) days after the due date thereof, to cover the extra expense involved in handling delinquent payments.

Include dates, tasks (e.g., guest communication, cleaning, or repairs), and hours worked.

So much depends on your intended move out date since you said you're moving out faster than expected.

Send a Lease Violation Notice immediately - by mail with proof of delivery required (cheap date through post office) and or affix the notice in a envelope with his name on it on the door of the unit. 

Check "flexible" dates for a house with a pool to weed out the condos with shared pools.

There is an abnormally low amount of new construction occurring on the coast in comparison to the demand and the existing inventory can be quite dated, especially for those coming from areas like California.

The algorithm has no idea if the problem as a dysfunctional layout or just the fact that it is dated and nobody has spent the money to update the property.
