We both walked over, and he was laying next to his door sleeping on the concrete parking lot (we are in Louisiana, so okay temperature at night). 

I don't see a problem listing it as a 3br on VRBO and AirBNB if there is a sleeping area. 

There is nothing like being able to sleep at night knowing I have title to my houses that I buy with cash or loans and no one can take them from me on a whelm.

People still sleep on the area and it is very close to Nor CA but has a lot of different benefits with similar appreciation. 

We would prefer something that allows us to sleep peacefully at night.

Per trading desk they said "yeah, crazy right, a lot of people are gonna get caught sleeping on this one", as in when market has that cycle it will get "interesting" when the forced sells occur accelerating the drop, that those in the know have algorithms built and set to grab the bottom.

You can only play games for so long.Chances are your next door neighbor is an IRS agent and turns you in when your tenants blocks their drive or some other random event disturbing your IRS neighbor.ADU catches fire and your insurance won't cover you, because it was an illegal and unpermitted structure.The city inspector told the last guy not to build or rent it, and is now pissed and wants to make an example of you and just red tags the whole property and no one can occupy for the next 1-2-3 years while you wait for a hearing.Then when you get the hearing, "staff" recommends you tear the whole structure down, and if you still want an ADU, you can apply for a permit and rebuild it.Your tenant quits paying rent and won't move out and you can't evict them, because there is no valid lease and they're just your "roommate".Probably a dozen other bad things can happen to you when you do stuff like this. 

But when you get those numbers dialed in untill before closing, you sleep a lot better.

This run though focusing on zero debt instead of drinking the refi to you die cool aid I believed prior to 08 .. we can now sleep well at night compared to those days.
