I would agree that the likelihood of having any lawsuit go against you for more than a million is very small, but the coverage benefit is just to cheap to skip.  

(Like a 1031) skipping all the middlemen. 

I say we skip the fines and just burn them at the stake, then leave the bodies on pikes as warnings for those to come 🤣🤣🤣

If your company goal is to buy and hold real estate and develop, I think that will keep you plenty busy and just skip flip projects. 

Next you use whatever skip tracing system you like.

While I don't have any horror stories, per se, I have heard of people having a tenant for a year then causing $20k in damages upon move out, while skipping town to not be found again (this was a CA buyer buying from a turnkey operator in AL).
