In my limited experience with a similar service, they will send you leads and even make offers but you still need to do your due diligence and make sure it's a profitable deal for you.

End of story.I can't imagine the Iowa State contract does not have a similar provision!?

Not expecting cash flow, but at least my housing cost would be similar to renting.

Hi Evan from Sayville, NY-You asked about whether a lender would pay real estate commissions and closing costs with a short sale.I negotiated a lot of short sales after the Great Financial Crisis.Short sales are similar to dealing with a bank owned property accept the bank is trying to avoid taking it back so the terms, specifically an acceptable purchase price, have to be negotiated.The thing I found that was important to negotiate was the lender agreeing to settle without further recourse for the seller.

Hi Charles, As long as the borrower can show they have similar renovation experience, you should be able to do 80-85 on the initial PP and 100% of the rehab financed. 

My goal is similar to the BRRRR method, and I want to hold on to rentals and create cashflow.
