Many companies offering guarantees (that I was aware of) are now gone and out of business because the guarantee only signified they were a shoddy company.  

I get not wanting to live in a unit with roaches, but my immediate reaction is that one roach in 2 years doesn't signify a larger infestation that requires action on my part.

You take an "owner's draw" just signifying/accounting for taking funds out of the LLC. 

If you were using an MAR contract that signifies to me that you have an agent who should have been on top of keeping the timeline in order and getting an extension if not able to meet the timeline.
