The FED will drop its rate 0.25-0.5% over the year and those on the sidelines will decide now is the time to buy.

Very happy for you taking the leap into Real estate investing, it's a venture that some folks never get off the sidelines for.

It should be noted that many investors came through my property, loved how I was marketing it, but this wasn't the perfect investment for them.What's happening is that there is ZERO competition - so buyers/ investors/ are subconsciously waiting on the sideline for someone to give them the all clear.

.- I've been on the sidelines with this weird high interest rate and volatile environment for about two years now.

The reason people are sitting on the sidelines is because they are scared and uninformed.

This seems like an attractive way to get off the side lines and get in the game on a property with some equity and low buy-in to keep cash reserves.    

So, like many, I've been intentionally on the sideline, but staying quite active with learning and keeping up with the economic data.

Keep you cash on the sidelines in case unexpected expenses occur. i.e rehab goes over budget, appraisal comes in low...

It's terrifying but I've wanted to do this for two decades and sat on the sidelines.
