If you're getting a roommate to help cover the costs of bills and expenses, that's one thing, but you would need to be living there. 

I took a look at the listings on their website.Most of their inventory is 30+ min from the 'downtown' area.Seems like they charge $400 - $600 a bed in Dallas and Houston + a move-in fee to the guest.It would be interesting to know what their management fees are.You should be able to make money based on those numbers if they have a nice occupancy rate.I personally wouldn't rent from there because I prefer my own space but there are definitely people out there that like to save a couple hundred on rent or even enjoy having roommates(Company) around.Best of luck!

I usually get my leases from apartments.com but you may need to draft something special for roommates living in the same unit.

It’s very common in my area to have roommates so that could be an option to maximize income from both units.

Renting in these areas with a roommate or two will likely be less expensive than PITI in the 'less fun' suburbs.If you do decide buying when you move down here, I'd take a few trips and spend a week or so down here to help narrow the search.

Consider single-family homes or renting out rooms for roommates.

It feel outside of my scope of my business model.A few suggestions:- List on CHBO corporatehousingbyowner.com- target a niche market like students, travel nurses, flight crews (if you're anywhere near an airport), and construction teams- if you have 2 - 3 bedrooms, explore renting monthly by room - roomies.com and bungalow.com; you'd be surprised at how many people are on a budget and will roommate with strangers.
