@Bruce Woodruff has a great point a GC is a GC not a roofer that can also be a GC on the side.

But 2 years in they discovered the roofer was shady and the roofs were all bad and had to be done so now there had to be a new assessment of $600.

Our insurance 'crisis' is real, but on the mend. 8 new carriers were approved last week, but until that settles down and we see where interest rates go this summer, I would be conservative with your numbers. 

In other words, instead of having then GC hire the plumber, roofer, electrician, painter, etc......you hire them as needed directly.

I could go a step further too... in rehabbing the property, if I have a roofer, plumber, electrician, and painter perform work on the property (paid by the SDIRA), I could be considered a general contractor while not performing any actual work on the property or being compensated.

Although I'm currently using my funds for a rehab, I soon realized that I can't pay my roofer, AC guy, other other misc jobs with a credit card.

Sent you a pm but... as other have said: no fires really; yes a lot of hail; always need to watch out for foundation issues; and know a good reputable Roofer, like ME!

If roof needs to be replaced, I call the roofer I trust and replace the roof. 90% of my tenants renew their lease every year.
