They needed to spend the night in a hotel room because the AC repairman couldn’t make it until the next morning at 11am and it was up to 95 degrees In the house.

tenant is making false claima of rodents, in an,attempt to lay the groundwork for withholding rent or to prolong the eviction process. what can i do to prevent this plan. the repairman says nothing is wrong

This seems to be a very active - and extremely informational - place...Thanks for the welcome....and I'm hoping I get out of this with a credit score still above 700....especially with the lending industry going the way that it is....One follow up question - how do you find a GC (or other repair man) who is willing to do small jobs - I have a few places which could use small jobs (e.g. installing one window, some trim, hanging ceiling fans, replacing door frames, minor electric work, etc, etc, etc)...but everyone wants large remodel jobs - not the small stuff....Help!

It was worth me paying just to get the repair done, not miss work waiting for a repairman. 

His repair man , came a few times and eventually realized the switch  that controlled the a/c ocndenser was in the off position .- Toilets and Bathtubs  often would drain no matter what I tried. 

He was the money man, and I was the repair man.

Another friend's hot tub has been out of commission for over a month while he awaits a hot tub repairman.

Reminds me of some sage advice an old timer appliance repairman gave me years ago....
