It is SORELY needed here in Southern Cal, I have endured the rounds of wannabe gurus, pitch fests and self important realtors that love the sounds of their own voices (there was one RE organizer who pitched a mlm scheme on a bottled soda) sheesh!

LLC issue, it sounds like something I should be looking into myself for the future as a possibility, but I'm still small enough to not be thinking about reorganizing just yet.Something to consider, in PA if you are planning to hold your properties in an LLC, make sure that you form the LLC first and buy them within it, as opposed to buying the property yourself and transferring it to the LLC later.

I get it, everyone should have access to proper legal counsel but some of these attorneys know how to take advantage of the system and know that their clients are trying to stall the inevitable without making a good faith effort to reorganize their finances.

The likely option is to file a lien against his property for the HOA dues that were unpaid ( I would figure the date since I had reorganized the HOA as the solid date to use as the start of unpaid HOA dues, since it would be more defensible).
