Have you considered a cash-out refi instead of a HELOC to lock in a fixed rate and avoid variable rate risks?

A reliable contractor and an exceptional agent can make all the difference when things go wrong.The Outcome:This was a humbling experience, and I still wonder if I could have done anything differently (besides the insurance). 

They are there on time reliably, do a good job managing inventory/off site laundry, and generally do a good job cleaning overall.

Additionally, they have another property which has appreciated in value, carries low interest rates, but has negative cashflow and essentially feels like it just locks money away.

My concern is whether I’d then be locked into only larger deals in the future.
