you can build one development and entitle raw land and get 30k a month with your balance sheet and cash drawdown ability. no one who commented in columbus really does that but it's what I do. if you want to buy one at a time or 3 at a time and take your time in older housing stock I would but ground up land development and real estate development is very good and strong and new construction is on fire in columbus where the economics work very well.

Here is my raw advice from my experience: - Divide up contractor payments into 4 (1st before project start, 2nd 1/3 of the way there, 3rd 2/3 of the way there, and 4th after project finishes).- Tell him if he can finish the project within the date, you will give him an extra $500 but if he does not finish then he won't get it. - Call every 2-3 days to get project updates - Pay for materials with your lowes pro business credit card over the phone - Ask contractor for itemized list of things that needed to be doneThe above will ensure your sucess.

LOL So now each of my LLC's that has a different project has to have the developers license. its a pain there is no test but its a bond and insurance and not every one can get bonded these days.I know having done a lot of work in Chicago how tough that city can be as well.. no one is going to teach you this you just kind of learn it.so bottom line unless this person has some very narrow niche // or its just a raw raw thing to motivate you chances are there is nothing unique and I am not talking about getting rich with tax overages or some of the other things that get recirculated constantly.
