There is a certain entitlement mentality and a long-term frustration mindset where they often times will mention repairs previous owners "promised" to make, etc. 

I promise to always be upfront, honest, and to the point.

Ideally I'd like to buy and hold some rentals in a location with a promising price-to-rent ratio and build on that over time.

One where the lady was promised by seller and seller's agent that it could be converted legally.

Given how chaotic that period was, their response was reassuring.Truly Hands-Off Experience:Their white-glove service does deliver on the “hands off” promise.

This wasn't some post election day switcheroo, Trump literally PROMISED us, the American people this, EXACTLY this.

This PM company definitely did not do what they promised and therefore violated their contract.

However, at this point I would give them their pay or quit notice and then mid January if they don't pay in full as promised I would be ready to proceed to schedule the court date. 

You should never had to chase your money and should get an explanation if the return is less then promised.

Even if PS had 100% accuracy, it wouldn't matter.It is about whether or not these people are motivated and I promise you 99.9% of these people PS will feed you are NOT motivated.So you should be thankful you only have a 20% success rate getting contact info, because if they gave you 100% contact info you would go bankrupt MUCH faster sending all these people mailers.Nothing can target motivated sellers, NOTHING can.
