This is VERY different that what the guru's do and I believe its the education and business model of the future, kind of like VoEd on steroids with education available online 24/7, for LIFE (including updates and new courses), practitioner-instructors who actually make their living doing what they teach and a local support system.Education is always needed.

Some come off as doing commercial real estate but are general practitioners and it makes up only a small percentage of their business.You do not want an attorney like that which will just research things and ask colleagues and try to wing it.Instead you want an attorney where they show commercial real estate with a retail component and some development experience is most to all of what they do.

@Valerie HamiltonPublication 463 mentions when meals can be deductible.You can deduct the cost of meals in either of the following situations.It is necessary for you to stop for substantial sleep or rest to properly perform your duties while traveling away from home on business.The meal is business-related entertainment.I would argue that if you traveled out of state, communicated with the tenant, made some repairs etc that it would qualify under the first exception.Many tax practitioners are wary to take deductions because they fear it may raise a red flag and you get audited.
